Fixed-Rate Construction

This approach is traditionally used in the public sector, where clients have the resources and construction experience required to retain the services of architects, engineers, and general contractors and deal with each one individually. Once plans are finalized and submissions have been requested and received, the customer chooses the general contractor following a competitive request for proposals or a sole-source contract. Once the contract is awarded, the contractor assumes the risks of going over budget. Due to the sequential steps, these projects generally involve longer timeframes.
